Under the Strata Schemes Management Act 2015, any owner within a strata scheme who wishes to carry out renovations to their lot must obtain prior approval from the Owners Corporation.

Once your completed application and any required supporting documentation have been received, the application will be reviewed by our team and then considered by the Owners Corporation.

  • Rectificatlon orders can be made against them for damage caused by works that has been carried out.

Strata search fees are prescribed under the Strata Schemes Management Regulation 2016 and must be paid in advance via Electronic Funds Transfer (EFT).

Owner, mortgagee or covenant chargee of a lot: $31 for the first hour, $16 for each additional half hour.

Authorised representative (e.g. conveyancer or strata search agent): $60 for the first hour, $30 for each additional half hour.

A sales certificate can be requested using the form below. The certificate provides key information about the strata scheme, including the names and addresses of the strata committee members, the strata managing agent and the building manager (if applicable), current levies payable by owners and any outstanding amounts, the location where strata records and financial statements may be inspected, any special by-laws made by the owners corporation within the past six (6) months, details of building insurance policies, proposed funding matters outlined in the 10-year capital works fund plan, and whether a strata renewal committee has been established.

Processing Timeframes

  • Standard processing: Issued within 10 business days
  • Urgent delivery: Issued within 2 business days after receipt of the request and payment
Please note: the fee for an urgent request is double the regular charges.

Payment

Payment must be made to the office of Neighbourly Strata by electronic funds transfer (EFT) before a certificate will be issued.

  • Section 184: $119.90 per lot (and $59.95 per utility lot)
  • Section 174: $119.90 per lot (and $59.95 per utility lot)
  • Company Title: $132.00
  • Updated Certificate (issued within 30 days of the original certificate): $70.00

A Lot that is a member of multiple Owners Corporations will need to apply for an Owners Corporation Certificate for each of the associated Owners Corporations. Owners Corporation Certificates are valid only for the date of issuance and as a legal document may not be verbally updated.

A written levy status update may be provided to the applicant, and or its agents, of the Certificate only within 90 days from the initial date of issuance and there will be no charge. Please email admin-vic@neighbourly.co for all written levy status updates.

If you require an updated Owners Corporation Certificate for settlement with up-to-date building information, applicable application fees will be charged, and new certificate(s) will be produced. Please place a new order via the Owners Corporation Certificate Portal.
